What the app is designed to do

It gives clients and counterparties a faster first view of deal viability before a full model is built. That includes effective cap rate, funding structure, interest-only versus amortising debt logic, covenant pressure, and simple surplus or shortfall visibility.

In time, this page can evolve into a proper plugin or embedded web application with saved scenarios, exportable reports, and lender-facing outputs.

How to use the app

  • Enter purchase price, debt, equity, NOI, and pricing assumptions.
  • Choose interest-only or amortising debt to see the covenant focus change between ICR and DSCR.
  • Use the output block to assess effective cap rate, leverage, debt service, and funding pressure.
  • Then move into a bespoke detailed model for leases, escalations, capex, tax, and scenario layering.
